Below is the list of documents required for the sale depending on the Region where your property is located.
Brussels - Wallonia
- Copy of identity card(s) or passport(s) from the owners
- Certificate of ownership
- Urban planning information
- Map of the property.
- Last cadastral income extract
- Energy certificate
- Inspection certificate for electrical installation.
- If applicable, construction and/or renovation permits.
- Post-intervention file. If work was carried out on the building after May 2001, the subsequent work file.
- Soil certificate
- If applicable, conformity for certificate for the oil tank
- Copy of the owner’s insurance contract.
For co-owned properties:
- Minutes of the general assemblies for the past 3 years.
- Statements of expenses for the past 2 years (with details of the working capital and reserve funds, as well as any arrears).
- Basic act of the building
Flemish Region
The same documents are required as the Brussels Region, and on top:
- Information about the property's susceptibility to flooding.
- Extract from the land registry and cadastral plan.
- Information about the heritage value
- Asbestos certificate
